Duluth, GA–Republic Property Company signs a 13,734 square foot renewal with SourceOne Healthcare. The 132,400 rear-load distribution building is located within the Crossroads Distribution Center, developed by Republic Property Company, located on North Berkeley Lake Road in Duluth, Georgia.

Grabber Renews Lease at 2605 N. Berkeley Lake Road

Grabber Construction Products, has extended its lease at 2605 N. Berkeley Lake Road. Grabber occupies 27,406 square feet at the facility known as Building 100 of Crossroads Distribution Center.

Grabber was represented by Greg Baxendale of Transwestern, while Luke Pope represented the landlord, Republic Property Company.

Pilkington Renews at Air II

Pilkington North America, Inc., a manufacturer of glass and glazing products for the building and automotive industry, has renewed its lease at 107 Forest Parkway.

107 Forest Parkway is Building 200 of AirLogistics Center II in Forest Park, Ga. AirLogistics Center II is a 340,220 square foot industrial development consisting of three rear-load buildings at the corner of Forest Parkway and Old Dixie Highway.

Principal Lands 10-Year Deal at Southside Industrial Park

The U.S. Government signed a 10-year full-building lease for the Airport Distribution Center II.

The 406,989-square-foot facility at 3780 Southside Industrial Court is in the Airport/North Clayton Industrial submarket. It was constructed in 2000.

Luke Pope of Republic Property Co. represented the landlord, Principal Life Insurance. Rick Schair of Schair & Associates represented Nitelines USA, which was under contract with the government.

“The entire process took almost a year from property identification to final lease execution,” said Schair. “It could not have been accomplished without the expertise of my staff and that of Republic Property Co., working in concert.”

FEMA Signs 10-Year, 406,000-Square-Foot Lease

ATLANTA — The Government Services Administration has leased the 406,989-square-foot Airport Distribution Center II from Principal Life Insurance Co. for the Federal Emergency Management Agency (FEMA). The property is located at 3780 Southside Industrial Court in Atlanta. FEMA signed a 10-year lease for the space and will take occupancy in March.

“It will be the Southeast hub,” says Luke Pope of Atlanta-based Republic Property Co. “If there’s another Katrina, they would service that through this facility.” Pope represented the landlord in the lease. Gainesville, Ga.-based Schair & Associates represented Nitelines USA, the prime contractor.

According to Pope, GSA chose the location because it liked the close proximity to the airport. Security was also a main concern when searching for a suitable property. The Airport Distribution Center II features a fenced perimeter and is sealed off from other buildings. “Everything they do now with government is very concerned with terrorism,” Pope says.

It took everyone 9 months to get the lease signed and all the government paperwork complete, but in the midst of the recession, every deal that takes a significant amount of industrial space off the market is worth the effort.

“It takes away the nicest 400,000-square-foot cross-docked building in close proximity to the airport,” Pope says. A large deal like this one, he says, will help fuel the Atlanta industrial market in this trying time.
